Fall 2023
And just like that Summer is over! The recent tropical storms brought in cooler weather and much needed rain to Central Virginia. Although I love the warmer months, I will be savoring every bit of daylight and fall colors over this season.
As for the real estate market… interest rates are at a record high and supply is low, but the demand to live in Charlottesville, Albemarle County, and the surrounding area of Central Virginia, is not going anywhere. A recent Outside magazine article named Charlottesville the 5th Happiest Town in America!

So the simple fact is that there aren’t enough homes for sale to supply the demand on people wanting to live in Charlottesville. The off season as I call it, Between fall & Spring is actually a somewhat less competitive time to buy a home because there are less buyers in the market. While the most desirable properties are still selling in record low days on market (4-7 days) you might be able to negotiate the purchase price, closing cost credits, or repairs on a home that has been sitting for 30+ days on the market (DOM) this time of year.
As a local expert Charlottesville Realtor, the number one criteria I reiterate with pricing and selling a home are: price, condition, & location are the most important factors. With that being said, this is the time of year to start planning repairs and updates before the time is right to sell next Spring or 2024. Are you or anyone you know thinking about selling your home in the Charlottesville area? Let me provide you with a personalized home sellers checklist and set up a pre listing appointment.

Halfway thru Summer
Halfway through summer as I’m writing today and what a great summer it has been. Although the real estate market has slowed down due to interest rates and limited supply, I’ve still had great success with home buyers navigating the market. There’s no secret that Central Virginia is a highly desirable place to live - the quality and cost of living are unmatched. This is a big reason folks just aren’t selling their houses. And an even better reason on why selling now is a great time, due to the shortage of homes available. These dynamics matched with homebuyers from 2021-2022 locked in at 3% interest rates are producing homeowners that aren’t selling anytime soon no matter how much equity they’ve gained. But guess what? It's still a great time to buy, because summertime has less active buyers than the spring and the prices are only rising!

Today is the first day of Summer! Woohoo. Schools Out, pools are open, and the temperature isn’t too hot or humid yet. I’m getting outside as much as possible when I’m not working. You can find me hiking with Scout & Lillie, fishing, or out on the golf course. Do you have any summer plans? Or perhaps a few house projects? Always happy to refer contractors and offer insights. I hope you all have a cool summer!
