And just like that Summer is over! The recent tropical storms brought in cooler weather and much needed rain to Central Virginia. Although I love the warmer months, I will be savoring every bit of daylight and fall colors over this season.
As for the real estate market… interest rates are at a record high and supply is low, but the demand to live in Charlottesville, Albemarle County, and the surrounding area of Central Virginia, is not going anywhere. A recent Outside magazine article named Charlottesville the 5th Happiest Town in America!

So the simple fact is that there aren’t enough homes for sale to supply the demand on people wanting to live in Charlottesville. The off season as I call it, Between fall & Spring is actually a somewhat less competitive time to buy a home because there are less buyers in the market. While the most desirable properties are still selling in record low days on market (4-7 days) you might be able to negotiate the purchase price, closing cost credits, or repairs on a home that has been sitting for 30+ days on the market (DOM) this time of year.
